There’s so much development news around Derby City that it’s hard to keep track of them all.

To help you keep up with what’s going up in Louisville, we’ve rounded up five development projects we’re watching this year.

NuLu Marketplace

This 47,000-sqft mixed use building on Market Street is about to get a whole lot bigger. In a plan unveiled last year, the developer Noveen said it would be adding more retail, restaurant, and entertainment space in an expansion behind the marketplace, between Billy Goat Strut Alley and Main Street. Now, the project is set to break ground on Monday, Feb. 3.

Algonquin park pool

This pool in Louisville’s West End closed in 2023 for improvements, with a reopening date of spring 2025. As of late last year, construction and plumbing were in progress. The finished pool will include a slide, a zero-depth entry ramp, a climbing wall, and a new pool house.

JeffBoat redevelopment

This one may not be in Louisville, but we’re sure to notice it. Back in 2023, Jeffersonville, IN officials announced a $1 billion rebuild of the former JeffBoat site, to include a 4,000 seat amphitheater, a 300-boat marina, residential units, a hotel, retail space, and more. According to the original plan, it would take 10 years to complete and would start in 2025.

In July of last year, Thrive Companies joined the project, giving it a major step forward. It’s still unclear what the next phase will be, but this project’s sheer scale is keeping it on our radar.

One Park

One of the largest developments proposed for Louisville in recent years, One Park would be a multi-building complex at the corner of Lexington Road and Grinstead Drive, encompassing two residential towers, a grocery store, office space, and a 200-room hotel. The Metro Council approved the project for a tax-increment-financing district in late 2023, and state officials gave it a preliminary approval in spring 2024.

The area proposed for One Park would cover seven acres, including the properties currently occupied by businesses like Le Moo, Game, and Fante’s Coffee. A construction timeline is still TBD, pending further state approval.

Reimagine 9th Street

Announced back in February 2024, Reimagine 9th Street is the result of nearly eight years of planning. It will change traffic patterns on several roads, reducing car lanes, shortening pedestrian crossings, and adding in protected bike and walking paths.

The project was in planning and design stages from 2016 until 2024, when work began on converting certain roads to two-way traffic. Muhammad Ali Boulevard and Chestnut Street are on the schedule for changes in 2025, and the final design for the full redesign is expected this spring.
