How difficult is it to buy a home in Louisville?

Whether you’re planning your next move or just love scrolling Zillow, NBC’s home buyer index — which debuted in May and is updated monthly — might help you keep better tabs on the Louisville real estate market as it shifts from month to month.

How it works

The study uses a 0-100 scale to measure the level of difficulty when purchasing a home; the higher the score, the more difficult. It’s measured using four factors: cost, competition, scarcity, and economic instability (think: market volatility, unemployment, and interest rates).

Is it legit? A real estate industry analyst, bank economist from the Federal Reserve Bank of Atlanta, and other experts helped develop the tool, according to NBC News. Examine the methodology.

A few caveats: The index does not capture additional homebuying difficulties for certain groups, such as those with lower credit scores, and it can’t always capture data for more rural communities.

The data listed below comes from June 2024, but it’s updated monthly — in other words, you can check back whenever you’re curious. Check out Jefferson County’s numbers, on a scale of 0 (easy) to 100 (difficult):
  • Overall difficulty index | 70.3
  • Cost index | 63.3
  • Competition index | 80.7
  • Scarcity index | 61.1
  • Economic instability index | 93.3
The index also shares that a median income buyer here in Jefferson County can afford a $346,000 home — compare that to the median list price for a home, which is $275,000.

  • Pour one out for Pivot Brewing. The Louisville + Lexington brewer will shut down operations on Saturday, Aug. 31. The business is for sale, but will not continue under current ownership.

  • Mitchell Road at Jefferson Memorial Forest will be closed from Wednesday, Aug. 14 to Friday, Aug. 16 for construction as part of the ongoing $2.7 million improvement project at the Tom Wallace recreation area. The welcome center + recreation area will be inaccessible.

Make some room for doughnut burgers, corn dogs, and elephant ears, LOU — the 2024 Kentucky State Fair runs from Thursday, Aug. 15 through Sunday, Aug. 25.

Here’s a look at this year’s fair, by the numbers:
  • $10 | The cost of general admission tickets + parking. Get unlimited access to the 50+ rides at Thrill Ville for $30, or trot to the World Championship Horse Show for $8.
  • 120 | This will be the 120th Kentucky State Fair. Fun fact: There are 120 counties in the Commonwealth — how’s that for symmetry?
  • 24,700+ | The number of entries in the fair. Some of them are a pretty big deal.
  • 599,000 | The number of people that attended the fair in 2023 — the largest attendance since 2018.
  • $10 million | The price for the winning ham at last year’s Kentucky Farm Bureau Country Ham Breakfast. The 18-pound ham came from Ronnie and Beth Drennan of Kuttawa, KY.
